DeWitt garage floor

Garage floor in DeWitt cracked and flaking? Start with what holds the slab in place

Your DeWitt garage floor is cracked, pitted or flaking, and the salt from your own tires keeps feeding the damage. Tell us what the floor looks like, and we introduce a local contractor to quote it.

Situations that call for garage floor work

  1. Cracks run from a wall corner or a post

A slab that cannot move on its own cracks where it is held. Photograph the crack at the wall.

  2. The floor is pitted near the door

Salt from the tires settles there first. Ask how drainage will change so it stops sitting.

  3. The floor sounds different underfoot

Tap it. A hollow note can mean a thin surface layer has let go. Show the contractor where.

  4. A new coating peeled in a season

A coating only holds on sound concrete. Ask whether the surface was prepared before it went on.

Questions

What to ask about garage floor work here

  1. Why does my DeWitt garage floor crack at the corners?

A slab that is held at a wall or post cannot move on its own. NRMCA says isolation joints let each piece move so cracking is reduced. Ask where the new joints will go.

  2. Can I patch a pitted garage floor myself?

A thin patch only holds on sound concrete. Ask a contractor to look at the surface first and say whether a repair or a new floor is the right call.

  3. Does the garage floor need an office sign-off in DeWitt?

We found no published town rule for a floor repair inside a garage. Ask the town if your work changes the slab level or the garage door opening.

  4. Who pays for the floor if I rent?

Your landlord books the work. Send photos and ask for the written scope.

A slab that can move on its own

NRMCA says isolation joints separate a slab from walls, columns, steps and neighboring slabs so each piece can move without cracking the others. Your garage floor meets the foundation wall, the house slab, the apron and often a drain or a post.

Send us the slab details.

Ask the contractor where isolation joints will go on your floor and what material fills them. If the old floor cracked from a corner, a repair that ties the slab to the wall again may crack the same way.

Put the mix in writing.

Walk the floor with a chalk stick. Mark every crack, then mark where each one starts. Cracks that start at a wall or a post tell a different story from cracks that start in the middle, and the contractor will want to know which you have.

Housing from the sixties and what it means underfoot

DeWitt homes have a median year built of 1963, and 75.8 percent date before 1980. Garage floors from those years were built around the cars of the day. Ask whether the floor has a drain, a slope to the door and a gap against the foundation wall. Mention it if you store a heavy tool bench, a lift or a freezer on the slab.

Of the town's occupied homes, 73.6 percent are owner occupied. If you own, the quote and the decision are yours. If you rent, send photos and ask your landlord to book the work.

Tell the contractor if the floor has a hairline web of fine cracks only. NRMCA calls that crazing, says it is rarely more than 1/8 inch deep, and says it does not affect the strength of the slab. That is a looks question, not a repair question.

What to write down before anyone pours

Ask for the mix, the finish and the days the floor stays closed to cars. Say plainly that the floor sees salt from your tires, and ask whether the contractor plans a broom or a trowel finish for it.

Ask who removes the old floor and where it goes. Check whether the quote covers the joints you discussed, because that is the line most often left out.

Move the cars out for the work and ask when you can drive back in. Heavy loads on a young slab leave marks that never leave, so get the date in writing and keep to it.
