Concrete Repair in Camillus, Fairmount and Westvale

Camillus village and the town around it are two different building stocks, and which one you are in changes the answer you should get. The village is five times as pre-war as the town, while Fairmount and Westvale went up almost entirely between 1940 and 1980.

Local Detail

32.2 percent pre-1940 in the village, 6.1 percent in the town

The Town of Camillus reports 11,481 housing units with a median year built of 1966, but only 6.1 percent built in 1939 or earlier and 9.2 percent before 1950, with 69.1 percent before 1980. Camillus village, inside the town, is far older: a median year built of 1958, 32.2 percent built in 1939 or earlier and 41.5 percent before 1950. The Fairmount census designated place in the same town is the opposite case, 5.0 percent pre-1940 but 85.9 percent pre-1980, and Westvale is 28.1 percent pre-1950 and 88.3 percent pre-1980.

NRMCA's basic practice for subgrade and formwork is that all topsoil and soft spots should be removed, the soil beneath the slab should be compacted soil or granular fill well compacted by rolling, vibrating or tamping, and the slab and therefore the subgrade should be sloped for proper drainage. For winter it adds that snow and ice should be removed before placing concrete and that concrete must not be placed on a frozen subgrade. It lists improper subgrade preparation among the causes of the majority of concrete cracks.

Planning

Two Camillus building stocks, two different answers

Camillus village reports a median build year of 1958 with 32.2 percent of it standing before 1940, while the town around it reports 1966 with only 6.1 percent, the sharpest village against town contrast in the county. In the village the question is usually whether an original slab can be saved at all. In Fairmount, 5.0 percent pre-1940 but 85.9 percent pre-1980, and in Westvale at 88.3 percent pre-1980, the answer is almost never about the era of the concrete and almost always about what is under it. Two questions settle that, and neither shows up in a photograph: what came out, and what went back in. Topsoil and soft spots have to be removed, the ground beneath has to be compacted soil or granular fill properly compacted, and the slab has to be sloped to drain. From October onward there is a third question, which is whether the ground was frozen when they poured, because concrete must not be placed on a frozen subgrade.
