Manlius garage floor

Pitted garage floor in Manlius: ask for the air content before the pour

The floor of your Manlius garage is flaking where the cars stand, and a coating will not fix a bad mix. Send us photos, and we introduce a local contractor to quote a repair with the air content stated.

This fits when

Signs it is time for garage floor work

  1. Flaking under the car, worst near the door

Salt and slush ride in on your tires and sit on the slab. Photograph the worst patch and the door line.

  2. The floor is rough where it was once troweled smooth

A hard trowel finish can scale. Ask what finish the new floor will get.

  3. A coating bubbled or peeled after a season

A coating holds only on sound concrete. Ask whether the surface was prepared before it went on.

  4. A crack that started at the door and ran inward

Water and salt get under the slab along that line. Mark where it starts and where it ends.

Questions

Questions about garage floor work in Manlius

  1. What air content does a garage floor need in Manlius?

Where weathering is moderate or severe, the code calls for 5 to 7 percent air. Ask which weathering area the contractor used, and have the number in writing.

  2. Can I just coat a flaking garage floor?

A coating can only grip concrete that is sound. Have a contractor test the surface first, and ask for a straight answer on whether it is.

  3. Does my garage floor need an office sign-off?

Ask the Town of Manlius Code Enforcement and Zoning office if you are a town resident, or the village if you live there. They can tell you whether a floor repair needs to be reported.

  4. Should I pay the final bill before the floor is done?

No. Hold the final payment until the work is finished and you have walked the floor.

The air number in the code and in your quote

For concrete in moderate or severe weathering areas, the state code calls for air-entrained mix at 5 to 7 percent total air. Air-entrained concrete holds tiny air cells that give freezing water room to expand without breaking the surface.

Ask the contractor which weathering area the order is based on, and ask for the air content in writing before the truck is booked. If the answer is vague, the floor may be mixed to a different standard from the one you expected.

Garage floors in a seventies house

The typical Manlius home dates to 1972, and 61.7 percent of town homes predate 1980. A garage floor from those decades is likely to be decades old too.

Tell us the address and the problem.

Photograph the slab at the door and at the back wall. Those two spots show the contractor whether water and salt are getting under the floor.

Tell the contractor what you park in the garage and whether you wash the floor in winter. Hosing salt off the slab when conditions allow helps, and so does a floor that drains toward the door and not toward the house.

Book the introduction first.

Ask whether the new floor will match the old one's height. A change in height can leave a lip at the door, and a lip is where water collects and freezes.

Owners decide, renters pass it on

Town owners hold 81.8 percent of occupied homes, so the decision is probably yours. If you rent, send the photos and this page to your landlord. The landlord books the work.

Ask for the mix, the finish, the number of days the floor stays closed and the plan for the floor drain, if there is one. Hold the final payment until the floor is finished and you have walked it, as the Department of State advises.

A written contract over $500 falls under New York General Business Law Article 36-A. It must be signed and must name the work, the price and the dates, so read it with the floor plan in hand.
