This fits when
Situations that call for garage floor work
A web of fine lines
NRMCA calls this crazing: a network of hairline cracks, shallow and cosmetic. It leaves strength alone and rarely signals trouble ahead.
Flaking near the door line
Tires carry road salt in and drop it where the slab is wettest. Flaking that spreads is the surface losing a freeze-thaw fight.
Salt rings that do not dry
Standing salt solution makes the exposure worse. Hose off what cars leave behind, and fix any drainage that holds it.
A rented garage
If you rent, the floor is the landlord's slab. Send a photo with the date and ask when the repair can happen.
Questions
What to ask about garage floor work here
- 1
Are the fine cracks in my garage floor a problem?
Crazing is shallow and leaves the slab's strength alone. Flaking or hollow spots are a different matter, so ask for a written reason before any repair.
- 2
How does salt get on a garage floor I never salt?
Cars track it in from the street. Hose it off when conditions allow, and ask the contractor to slope the new floor so water leaves.
- 3
My landlord owns the garage in Liverpool. What do I do?
Photograph the floor, send the pictures with the date, and ask in writing when it will be repaired. We can introduce a local contractor for the landlord to consider.

Fine lines are one thing, real damage another
Crazing is cosmetic, and a contractor who proposes a full tear-out for it should explain why in writing. Flaking is different, because that is concrete leaving the surface. Look across the floor in low, raking light, then tap it with a hammer. Hollow spots point to a layer that has separated, so tell the contractor where you heard them.
Send us the slab details.
Ask for a scope that says which kind of damage you have, how deep it goes, and how the repair joins the sound floor around it. A repair that stops at a visible line is easier to judge than one that fades into the old floor.

Start with the street and the slab.
Rinse the salt your car brings home
Even a garage nobody salts gets salt, because tires carry it off the street. Hose the slab when conditions allow and fix any low spot where the solution sits. Ask how the new floor will slope toward the door, and where the water goes once it leaves the slab.
A floor with a puddle in the corner is a floor that will flake in the corner. Tell the contractor about that corner on the first call.
Ask, too, when the first car may drive onto the new floor. A contractor should give you that date in writing, along with what to keep off the slab until then. Book the job only when both answers are on paper.

Owners and renters in Liverpool
Among Liverpool village's 1,277 occupied homes, owners hold 62.9 percent, which leaves a large share of renters. If you own, you decide whether the floor is worth a full repair. If you rent, send the landlord your photos and ask for a repair date before another winter of salt arrives.
Ask the contractor to mark where sound floor ends and the repair begins, because the patch should follow those lines.
If the floor meets the driveway apron at the door, ask what the plan does at that seam.
