Concrete Step and Stoop Rebuilds in East Syracuse

A 1930s tread that is shedding its top is not weathered, it is concrete that never had anywhere to put the ice.

Local Context

Why pre-war treads lose their surface first

Look at the nosing of an original village step and you can usually see the whole story. Entrained air gives freezing water microscopic chambers to expand into, four to seven percent of the volume of the concrete. Without them the expansion has nowhere to go and it pushes the top layer off, which is why old treads go rounded and crumbly at the edge rather than simply cracking. With 54.0 percent of East Syracuse built in 1939 or earlier, most steps in this village came from before that practice was standard, and no coating put over the top of one changes what is underneath.

Deciding

Rebuild the treads, or replace the flight

The decision usually turns on the risers and the core rather than the treads. Where the body of the flight is solid and only the wearing surface has gone, individual treads can be dealt with. Where the concrete is shedding through its thickness and the nosings have rounded off, a new flight poured to the current specification is the answer that stops the cycle. We will tell you which it is instead of coating over the question.

  1. Rounded nosings mean thickness has gone

A tread edge that has gone soft and rounded has lost material through repeated freezing, not just its finish. Coatings applied over that fail with the concrete beneath them.

  2. The oldest village stock in the county

54.0 percent of East Syracuse housing was built in 1939 or earlier, so the original flight of steps at the front of the house is the likeliest thing you are standing on.

  3. A new flight is the chance to fix the air content

Steps poured today are placed with air entrainment specified for the exposure. That is the difference between the flight coming out and the flight going in.

What 1939 or earlier means for a flight of steps

East Syracuse village reports 1,464 housing units. 54.0 percent were built in 1939 or earlier, 62.1 percent before 1950 and 89.8 percent before 1980. Its median year built is reported at the bottom of the Census range, which the Census Bureau uses when the median falls in the earliest category of 1939 or earlier. It is the oldest housing stock of any village in Onondaga County by pre-1940 share.

Air-entrained concrete carries billions of microscopic air cells per cubic foot. Those air pockets relieve internal pressure on the concrete by providing tiny chambers for water to expand into when it freezes. The amount of entrained air is usually between 4 and 7 percent of the volume of the concrete, and it is produced either with air-entraining portland cement or by introducing air-entraining agents.

Questions

Step and stoop questions from East Syracuse owners

Can crumbling East Syracuse steps be patched rather than replaced?

Sometimes, and it depends on how deep the loss goes. Where the body of the flight is sound and only the wearing surface has failed, tread repairs are realistic. Where the concrete is coming away through its thickness, a patch is being stuck to material that is still losing itself, and in a village where more than half the housing predates 1940 that is the more common finding.

Why do the steps go before the walk on the same property?

Two reasons stack up. Steps have exposed edges and vertical faces, so water gets at them from more directions than it gets at a flat walk. And they are the surface people salt by hand, because they are the one you have to stay upright on. On concrete with no entrained air in it, that combination is what takes the surface off first.
