  1. Why is my Cicero garage floor flaking if I never use salt?

  2. Can a garage floor be resurfaced instead of replaced?

Concrete can scale without any freezing at all. NRMCA names steel troweling done too early, with bleed water still on top, as a common cause. It says a broom finish is enough for most outdoor surfaces, which is gentler than a troweled one.

Grind, resurface or pour new: a plain way to choose

Start with how deep the damage runs. If only the top layer has lifted, ask whether grinding and resurfacing can restore a sound surface. If the floor is cracked through, soft or moves underfoot, ask about replacement. Slabs with heavy, spreading scaling may not be repairable at all.

Ask whether the contractor will test the floor for hollow spots before quoting, and ask what they will do about the garage door threshold and the slope toward the door. Then tell them how you use the garage, because a workshop floor and a parking floor are different jobs.
