This fits when
Signs it is time for garage floor work
Pits and flaking in the parking spot
The slab surface wears where the wet salt sits. The bumper line is often the worst.
A floor that rings hollow in patches
A hammer tap shows it. Thin layers have separated from the slab.
A crack that follows a joint line to the door
Joints are where a slab is meant to crack. Ask if yours were spaced well enough.
Questions
What to ask about garage floor work here
- 1
Why does my Marcellus garage floor pit near the car's tires?
Salt solution drips off the car and sits on the slab. Freezing and thawing then act on the wet surface. Hose it off when conditions allow.
- 2
Is a hollow sound a bad sign?
It means thin layers have separated from the slab. That is delamination. Tell the contractor what you hear so they can check it.
- 3
What strength should a garage floor have?
The state residential code sets minimum strengths, and a steel-troweled garage floor may carry less air if the specified strength is at least 4,000 psi. Ask for the number on your quote.

What the tires carry in
Ready-mix guidance advises hosing the salt off a garage slab when conditions allow. It warns that standing salt solution, from poor drainage, makes the exposure worse. Magnesium-based salts tracked in by cars are the ones to avoid.
Start with the street and the slab.
So walk your garage on a wet day. Where does the water go? If it stays, the repair should include a plan for that, whether that means a new slope or a way to keep the spot dry. A floor that holds puddles by the door will pit again.

A village garage, a rented bay
Marcellus village has a median home built in 1952, with 51.5 percent of occupied homes owner occupied. That leaves many garages that belong to a landlord. If yours does, send the owner the photo and the questions here.
If you own, ask whether the contractor will grind and patch or take the slab out. Ask what happens to the joints either way. They should be spaced about 24 to 36 times the slab thickness, never more than 15 feet apart.

Finish matters more than most people expect
Early steel troweling, with water still on the surface, can cause a slab to peel without any freezing at all. For a garage floor, ask what finish is planned and why.
Book first, then the $100 comes off.
The building code lets a steel-troweled garage floor carry less air if it is stronger, at 4,000 psi or more. Ask the contractor to name the strength and the air content on your quote. Also ask how long the new floor must stay clear of the car, since curing typically runs 3 to 7 days.
Book the introduction, then compare the paperwork.
