Local Detail

Three Camillus building stocks, one buried question

The Town of Camillus reports 11,481 housing units with a median year built of 1966, but only 6.1 percent built in 1939 or earlier and 9.2 percent before 1950, with 69.1 percent before 1980. Camillus village, inside the town, is far older: a median year built of 1958, 32.2 percent built in 1939 or earlier and 41.5 percent before 1950. The Fairmount census designated place in the same town is the opposite case, 5.0 percent pre-1940 but 85.9 percent pre-1980, and Westvale is 28.1 percent pre-1950 and 88.3 percent pre-1980.

NRMCA's basic practice for subgrade and formwork is that all topsoil and soft spots should be removed, the soil beneath the slab should be compacted soil or granular fill well compacted by rolling, vibrating or tamping, and the slab and therefore the subgrade should be sloped for proper drainage. For winter it adds that snow and ice should be removed before placing concrete and that concrete must not be placed on a frozen subgrade. It lists improper subgrade preparation among the causes of the majority of concrete cracks.

Local Context

What is under a Camillus slab, and who checked

Camillus village reports a median build year of 1958 with 32.2 percent of it standing before 1940, while the town around it reports 1966 with only 6.1 percent, the sharpest village against town contrast in the county. Fairmount and Westvale are the third case, 85.9 and 88.3 percent pre-1980 with almost nothing pre-war. Across all three the deciding question is the same and it is not visible: what came out from under the slab, and what went back in. Topsoil and soft spots have to be removed, the ground below compacted, and the slab sloped to drain, and improper subgrade preparation is on the short list of causes behind most concrete cracks.

Deciding

Two questions about the ground, and one about the month

Ask any bidder what comes out and what goes back in, and get the answer in the written scope. Removing topsoil and soft spots, compacting what remains by rolling, vibrating or tamping, and sloping the base to drain are the three things that decide whether a Camillus drive is still flat in fifteen years. From October onward there is a third question worth asking too, because concrete must not be placed on frozen ground.

  1. What comes out is a scope line, not a detail

Topsoil and soft spots have to be removed before anything is placed. A new slab on the old bedding is the cheapest version of this job and the one most likely to bring you back.

  2. Three building stocks, one buried question

The village is 32.2 percent pre-1940, the town only 6.1 percent, and Fairmount and Westvale are almost entirely 1940 to 1980. The subgrade question applies identically to all three.

  3. From October, ask about the ground temperature

Snow and ice must be cleared before placing, and concrete must not be placed on a frozen subgrade. Late in the season that is a real question with a real answer.

Questions

What Camillus owners ask about the base underneath

Can a new driveway be poured straight onto the old base in Fairmount?

It can be, and it is where a low bid usually comes from. The recommended practice is that topsoil and soft spots are removed, the soil beneath is compacted by rolling, vibrating or tamping, and the base is sloped to drain. Reusing bedding that has been settling under a failed slab for fifty years skips all three, and improper subgrade preparation is named among the causes of most concrete cracking.

Is a November pour in Camillus a bad idea?

It depends on the ground more than the forecast. Snow and ice have to be off the subgrade before placement, and concrete must not be placed on frozen ground at all. Late in the year that turns into a specific question to ask on the morning of the pour, and a contractor who cannot answer it is not the one to be pouring.
