Baldwinsville step, walk and patio
Front steps crumbling on a Baldwinsville house? Ask for specifics, not just code

This fits when
When step, walk and patio work in Baldwinsville is next
Chipped corners on prewar steps
Edges soften after decades of salt, shovels and boots, even on steps that were once solid.
A porch slab pulling from the wall
A gap between slab and house lets water under, which freezes and pushes the slab outward.
A walk with panels that have shifted
A raised edge at a joint is a trip hazard that gets worse as the soil beneath moves.
Hollow patches on a landing
Tap the landing with a hammer. A hollow sound means a thin layer has separated, and that layer will not stay.
Questions
What to ask about step, walk and patio work here
- 1
Do home steps have to meet the same concrete standard as a parking deck?
No. The strictest ACI 318 freeze class lists structural members such as parking structure decks, and residential walks and steps are not on it. Ask your contractor to state the strength and air content they will use.
- 2
Can I repair old front steps without replacing the footing?
Sometimes, if the support is sound. If the steps have sunk or pulled from the house, the footing is part of the problem. Ask what the contractor will check under the steps before pricing.
- 3
Who owns the sidewalk in front of my village house?
No published village sidewalk rule is on record. Ask the Code Enforcement office which part of the walk is yours, and tell your contractor the answer.

A steps repair is not a bridge deck, so ask for numbers
ACI 318's strictest freeze-thaw class lists structural members such as parking decks. Home steps and walks are not on that list, and NRMCA points residential work to a different standard, ACI 332. So a contractor who says the work will meet code is not telling you much.
Want the paperwork checklist?
Ask for the strength, the air content, the thickness and the finish on paper. Ask about the footing under the steps and how the steps tie to the house. If the contractor cannot answer, ask someone who can.
Ask also how the contractor will protect new steps in their first winter, and why. Young concrete does best with clean sand for grip rather than rock salt.

Steps at an older village house, and who owns what
One in five homes in Baldwinsville village was built in 1939 or earlier, so many front steps here are very old. They may rest on stone or on old footings, so a new surface on top of weak support will fail. Tell the contractor the age of the house and ask what they will examine below the tread.
Tell us the address and the problem.
No published village sidewalk rule is on record, so ask Code Enforcement which stretch of walk is yours. A public sidewalk and the path to your door can be different jobs. Ask for the answer before you ask for a price.
Take photos of each tread and of the joint at the wall. If the steps are very old, ask whether the contractor will open up a small area to see what holds them, before pricing a surface repair.
If you rent, steps are still a safety matter
Close to half of village households rent. A tenant with crumbling front steps should send the landlord clear photos and ask for a repair date in writing. Do not hire work on a property you do not own.
If you own, tell the contractor how often the steps are used and whether anyone with limited mobility lives in the house. Ask what the contractor suggests about the surface texture, the nosing and the first-winter care.
Ask the landlord, or the contractor if you own, to describe the plan in writing. Include the handrail, the landing and any step height changes, so nothing surprises you after the pour.
Ask for the mix and the pour month in writing.
